Follow these steps to update your payment method in your Guiker account:
Log into your Guiker account.
Click on the "My Messages" tab.
In the lower right panel, select the "My Payment" option.
Ensure you have selected the correct booking based on your move-in and move-out dates.
Click on "Change Payment Method" on the upper left side of the page.
A pop-up will appear, allowing you to remove the current payment method or add a new one.
To avoid a 3% processing fee, we recommend adding a direct debit payment method.

If your lease was signed via the Guiker platform, you can access it anytime by going to My Messages > navigating to the chat for your associated lease. To the right, click “View Lease” (if signed via Guiker) or “View Documents” (if signed via Docusign).
If you’re not able to find it, please email us at support@guiker.com. -
From your profile icon in the upper right-hand corner, navigate to My Wallet > Payments. Select the invoice you want to pay, confirm your payment method, and click “Pay Now”.

The internet service is managed directly by you and your roommates. We recommend checking if your roommates have already set up internet service and how the bill is shared. If there is no internet service, you can sign up with any internet service provider and put the account in your name.

What to Expect:
Utilities: You are responsible for setting up, maintaining, and paying for any applicable utilities throughout the lease term. Be sure to provide proof of utility bill payments when requested.
Apartment Cleaning: Your room should be clean upon arrival. If you notice any issues, please report them to support@guiker.com. For common areas, send photos so we can help resolve any concerns. Keep in mind, the cleaning of common areas is the responsibility of the tenants.
Co-Living Guidelines: Please familiarize yourself with our Co-Living Guidelines by reviewing your lease agreement.

As per your lease agreement, unauthorized alterations to the premises are a direct violation of the "ALTERATIONS" section, which clearly states that any change, addition, or improvement requires the written consent of the Sublessor.
To resolve this matter and prevent further complications, please follow these steps promptly:
Immediate Removal: You are required to remove any unauthorized alterations from the premises without delay.
Restoring the Premises: Once the alterations are removed, it is your responsibility to restore the premises to their original condition, as they were before the alterations. This includes repairing any damage caused by the unauthorized changes.
Verification and Inspection: After restoring the premises, please complete an inspection on RentCheck, using the link that will be provided by the tenant experience team, to confirm that the apartment complies with the lease agreement. Any discrepancies or damage found may require repairs, which could result in additional charges.
Important Note:
Failure to comply with these instructions will be considered a breach of your lease agreement and may lead to financial liabilities for any necessary repairs or restoration. We strongly urge you to address this issue immediately to avoid further complications.

To contact maintenance for any unit-related issues, please reach out to your landlord. You will receive a welcome email containing this contact information, which will also be shared through the Guiker platform.

The membership fee will be billed to your preferred payment method every month, in addition to your rent. Please refer to Section D of your lease agreement for details on the Membership Fee.

This charge is a Turnover & Inspection Fee. As your lease term ends, a move-out inspection and turnover fee of $125 will be applied. This fee covers the costs associated with inspecting and preparing the property for the next tenant.
As per Section D, Part 7 of your sublease agreement, this fee is mandatory at the end of your lease.
To initiate your payment, follow these steps:
Visit the Guiker website.
Log in to your account.
Navigate to "Wallet" and select "Payments."
Locate the overdue payment and click on "Retry" to submit your payment.

To end your lease earlier, you must adhere to the minimum lease term outlined in your agreement, along with the 3-month notice period for non-renewal (as outlined in your lease agreement: NOTICE OF NON-RENEWAL). You must provide a minimum of three (3) months' written notice to the Sublessor. If you provide less than the required notice, you will remain financially responsible for the rent until the 3-month notice period is completed.
Option 1: Lease Transfer
You may transfer your lease to a new tenant. The new tenant will sign a lease agreement with Guiker and take over the rent payments starting from the date they move in. A $250 administration fee will apply for this transfer as stated in your lease agreement.
Option 2: Transfer to a New Unit
You can transfer to another unit within Guiker's portfolio. The following conditions apply:
Provide a 3-month notice.
If you request a transfer before the 3-month notice period, a transfer fee of $300 will be applied.
New lease agreements for transfers will commence on the 1st of the next month.

Security deposits are processed the month after your lease ends, typically between the 25th and 30th. You will receive instructions on how the refund will be processed from Rentable, our platform for managing security deposits.
To initiate the security deposit return, we require confirmation of the following:
Ensure there is no outstanding balance in your account for rent and fees.
You followed the instructions in your Move Out Guidelines.
You provided Move Out Evidence on or before your Lease End date and no damage was detected.
Key Return (if applicable): For properties with keys, they must be returned to the centralized location.
Once we confirm the above, the security deposit return process will begin.

As your move-out date approaches, the Move Out Guidelines provide a set of instructions to ensure a smooth and compliant transition. Adhering to these guidelines is a contractual obligation as outlined in your lease agreement (ANNEX B: PENALTIES AND FINES).
1. Submitting Move-Out Evidence:
Document the empty and clean premises, including your room and all common areas (kitchen, living room, hall, and other applicable spaces), via video and photographs during the RentCheck inspection.
Use the invitation link provided for the inspection. If you haven’t received the link, notify us promptly.
Failure to submit move-out evidence within 48 hours of your lease end date will result in a No Move-Out Evidence Fee of $250.00.
2. Early Move-Out Responsibility:
If you move out early, you remain responsible for the lease payments until the end of the lease term. Responsibility to send the move out evidence applies as specified before.
3. Timely Move-Out:
Adhere to your scheduled move-out date to avoid late move-out fees.
The current move-out time is 12:00 PM—late move-outs will not be authorized.
Items left behind after move-out will be considered trash, incurring a minimum fee of $100 per item.
4. Cleaning Ahead of Time:
Start cleaning early to avoid last-minute stress.
Begin by emptying the fridge and properly disposing of trash.
Ensure the premises are vacant and left in good condition.
5. Move-Out Cleaning Steps:
Clean your room and the entire apartment thoroughly, including:
Oven, fridge, microwave, cabinets (inside and outside), sink, bathtub, and toilet.
Sweep and mop the entire apartment, including your room.
Clean and empty the closet, blinds, and windows.
Take out all trash and personal items from your room.
6. Clean Food and Bath Items:
Remove all food items from the fridge and kitchen cabinets, and dispose of them according to trash and recycling policies.
Remove personal items from the bathroom.
7. Take Out the Trash:
Ensure all trash is removed from the apartment.
Do not overflow trash bins and follow the city’s regulations for disposal.
Any trash tickets issued due to improper disposal will be charged to your account.
8. Furniture Disposal:
Remove furniture on trash days before the lease ends.
Check city guidelines for large furniture pickups (do not remove the landlord’s furniture).
Coordinate furniture disposal at least 2 weeks before your move-out date.
If we have to remove items post-move-out, you will be charged $100 per item plus administrative fees.
9. Key Drop-Off (Boston Key Properties ONLY):
Drop off labeled keys at Luigi’s Variety, 520 Cambridge St, Cambridge, MA 02141.
Keys must be labeled with the address to avoid a minimum $85 charge.
For key returns in other cities, please contact our Tenant Experience team for instructions.
10. Outstanding Balances:
Ensure all rent, fees, and utilities are paid and up to date.
Close your utility accounts and provide the necessary information to incoming tenants.

If you’re unable to sign up via the online portal, please call HydroQuebec and they will be able to set you up via phone.Ontario utilities: Check Section 6 of your Residential Tenancy Agreement or confirm with your building which provider you need to set up.

Landlord Approval:
The first step in the lease transfer process is obtaining approval from your landlord. Without this, the transfer cannot proceed.Responsibility for Rent:
Until the lease transfer is officially completed, you will remain responsible for paying the rent.Transfer Fee:
